This '58 Royal Mansion is in very, very nice shape, for the most part. There is some minor water staining here and there below some of the windows, and a couple of birch panels will need to be replaced, including around the ceiling vent in the Observation Deck (Spartan speak for living room) where, I imagine another a/c unit must have been leaking. There is also a small area in the Observation Deck where the floor has rotted and that will also need to be repaired. Otherwise, as you can see by the photos, the rest of the interior is in beautiful condition, including most of the original linoleum. There was someone living in this coach before I picked it up, so all of the electrical, plumbing and propane systems are in good working order. The original ceiling light fixtures have been replaced with modern tungsten units, though, and the original kitchen counter top has also been replaced. However, this coach has a newer furnace which is ducted to floor vents throughout the entire interior, so a cold floor wouldn't even be an issue, and there's also an older roof top a/c unit in ceiling of the bathroom which still works. The exterior of this coach is also in very good shape, with only minor scrapes here and there, but one of the best parts about this Royal Manor, and all Spartan park models from 1958 on, is that they have a much higher ceiling than previous models do. In fact, it's 5" higher, measuring a total height of 7 feet, and, the larger, wrap around front windows also make for a lot more light, so there's a much roomier feeling to this coach than the earlier models. Also, in the last 10 years I've only seen two of these '58s, which also makes them somewhat rare.
